FORT MYERS - MORE THAN A NAME
The city of Fort Myers, called the City of Palms, is in the midst of a major urban redevelopment project. SOUTH FORT MYERS

South Fort Myers is residential for much of Lee County. This is a large geographical area that runs from Colonial Boulevard all the way to the Gulf of Mexico. FORT MYERS BEACH
Estero Island and its sister island, San Carlos, make up the community of Fort Myers Beach. These are small islands, seven miles long and not even one mile wide. From the north-west point to the south-east tip, a gleaming white sand beach fronts the Gulf of Mexico. Fort Myers Beach is fairly quiet in the off-season and fairly crowded and very lively in season.
There is a small town atmosphere here. The population is made up of fishermen, artists, merchants, winter residents and plenty of tourists. Tourists stay in rented houses, condominiums and hotels. It is the major industry of Fort Myers Beach. The economy of the Beach is self sufficient. There is shopping, fine dining, boat rentals, sport fishing, banking, movies and schools.
Fort Myers Beach is only 15 minutes from the greater Fort Myers area. Because it is on the Gulf of Mexico with a long and beautiful beach, housing prices are high. Both condos and detached single family homes are usually available in Fort Myers Beach, but the prices sometimes surprise people.
The Beach is also home to a large shrimp fishing fleet. As you cross over the bridge on San Carlos Boulevard you can see the shrimp boats docked just below. There are a number of excellent seafood restaurants that serve fresh shrimp and fish. During the winter months Fort Myers beach becomes a popular tourist destination. BEACHWALK ISLES
Beachwalk Isles is in a great South Fort Myers location. It is on Gladiolus Drive just east of San Carlos Boulevard. This is very close to Fort Myers Beach and the Causeway to Sanibel. This is a medium size development of single family homes and condominiums built around a series of lakes. It is a gated community close to shopping, schools, restaurants and the beaches. There is a clubhouse, fitness room, pool and spa. Prices range from $100,000 to $500,000.
WATERS EDGE
Waters Edge is a medium size waterfront community off Iona Road in South Fort Myers. It s gated and offers condos, attached villas and single family homes. The community has a 32 slip marina for boats up to 35 feet. Many of the homes have backyard docks to accommodate boats 26 feet or smaller. There is a lift system that brings these boats from fresh water canals to the salt water by the marina. There is a community pool, tennis courts, fishing pier and small beach. Prices start around $180,000 and go to $800,000.
COCONUT CREEK
In this development all of the homes were built by the same builder in the Olde Florida style - metal roofs, large porches and good sized lawns. There are 150 single family homes with price points from $500,000 to $2,500,000. There is a community clubhouse, pool, fitness center and tennis courts. Many of the homes have a good view of the 10 acre lake. This is on McGregor Boulevard just past Kelly Road.
REFLECTION LAKES
There are 800 homes in this gated community which is located off Summerlin Road just south of Cypress Lake Drive. This is an area very close to shopping, restaurants and easy access to other parts of Lee County. The community has single family homes, carriage homes and town houses. There is a large clubhouse with a fitness center, pool, and children’s playground. Engle Homes built this development around a series of lakes and nature preserves. Prices range from $300,000 to $900,000.
COLONIAL SHORES
This gated community of 170 single family homes is located on John Morris Road in South Fort Myers near Iona Road. This is very close to the Causeway to Sanibel. The homes are about four years old. Most of them have private pools. There is a community clubhouse, pool, fitness room and tennis courts. Prices in today’s market range from $350,000 to $650,000.
GRANDEZZA
This is a private country club community just south of Fort Myers in the town of Estero. There are over 400 acres in this planned golf course community. There are about 800 homes, many of them overlooking the golf course, or the 23 lakes and many nature preserves. Grandezza offers carriage homes, estate homes, single family homes and villas. This development is very near Florida Gulf Coast University and the Miromar Mall. There is a large country club with full amenities. Prices range from $300,000 to $1,800,000.
PARKER LAKES
This is an older more affordable development off of Gladiolus Drive near Winkler Road.
This is an area near restaurants, shopping and the beaches. There are 230 acres inside this planned community. Some of the neighborhoods are gated and some are not. It offers condos, villas, coach homes and single family homes. There is a large community clubhouse, pool and tennis courts. Prices range from $200,000 to $500,000.
OLD FORT MYERS
As the name implies, this is one of the oldest sections in the county. It has vintage homes in a variety of styles. Much of this section lies along side the River and the nearby streets.
This is close to downtown Fort Myers and an easy commute to most of the business districts. Much of this part of Fort Myers is charming and historic. The homes were built years ago and most have lush lawns and gardens. This is an eclectic neighborhood and home prices can range from $250,000 to $10,000,000 for river front mansions.
DOWNTOWN HIGH RISE CONDOS
As the city of Fort Myers grows, the choice of housing options increases each year. About six years ago developers started building large high rise condo complexes on the river front. Today there are a number of them to choose from. Some of them are very luxurious with many amenities and others are more affordable. Prices range from $200,000 to over $1 million. The names of these complexes are Alta Mar, Beau Rivage, High Point Place, Oasis and St Tropez at Riviera. Others are planned or under construction.
GULF HARBOUR
This is a prestigious Yacht and Country Club Community on McGregor Boulevard in South Fort Myers. It was built by WCI Communities based in nearby Bonita Springs. Gulf Harbour has an 18 hole championship golf course, a 190 slip marina along the edge of the River and a large private clubhouse. There is a tennis center, full European spa and sports club. This area is close to shopping, restaurants and the beaches. There are low rise, mid rise and high rise condos, villas, townhomes, single family homes, estate homes and riverfront mansions. Prices range from $200,000 to $15,000,000.
MASTIQUE
This is a relatively new high rise luxury community off of Summerlin and John Morris Roads. There are two 20 story towers with great views of Sanibel Island and the Gulf. There are four residences on each floor and each building has two penthouses. Each tower overlooks a 25 acre lake. Each unit includes two under building parking spaces and an extra storage space. Mastique has a large clubhouse, fitness center, dance studio, pool, spa, tennis, walking paths, boardwalk, fishing pier and small boat launch. Prices range from $500,000 to $2 million.
PALM ACRES
This is an older somewhat secluded waterfront community located on Shell Point Boulevard in South Fort Myers. There is a combination of older and newer homes and all of them are on canals with direct access to the River and Gulf. There is a semi private 18 hole golf course, just across the street at Shell Point. While this development is a little older than some, its location toward the end of the River is excellent. Prices for single family homes range from $550,000 to $1.2 million.
HARBOUR ISLE YACHT AND RACQUET CLUB
This is a 38 acre canal and riverfront community of high rise condos, attached villas and single family homes. The high rise condos overlook the river. The villas and single family homes on are canals. A lift system is used to get small boats from the fresh water canals to the waters surrounding the marina. There is an 80 slip marina on the river with docks that must be purchased. The development has a clubhouse, fitness center, tennis, three pools, a fishing pier and a private island. Prices range from $350,000 to $1 million.
PALMETTO POINT
This is an expensive waterfront community next door to Gulf Harbour. All of the homes are situated on deep water canals. Boat docks at these homes are large and can handle boats up to sixty feet. Most of the homes are expansive and fairly modern. Many of them are estate size. There are still some homes that have not been renovated or turned into mansions. Prices range from $800,000 to $7 million.
LEXINGTON COUNTRY CLUB
This is a private gated development across the street from Health Park Hospital in South Fort Myers. The country club features bundled golf, which keeps costs reasonable for playing its 18 hole championship course. There are condos, villas, carriage homes and single family homes available. There is a large clubhouse with casual and formal dining, tennis courts, a library, a computer room a fitness center and swimming pool. Prices range from $300,000 to $800,000.
CATALPA COVE
This is a small gated development of just 80 single family homes in South Fort Myers just off Iona Road. Each of the homes has a private boat dock on a separate canal which leads to the River. Almost all of the homes are over 3000 square feet. This is a fairly quiet and secluded community. Prices range from $550,000 to $2.9 million.
